Commercial Roofing in Orlando

Commercial roofing in Orlando is mostly a flat-roof story, and flat roofs are where Burnes Roofing Company, LLC does its most specialized work. We install, repair and replace TPO and other low-slope systems on retail centers, restaurants, offices and warehouses across Central Florida. On every one of those jobs, the owner is on the roof.

For a property owner or manager, that changes how the project runs. Tommy Burnes gives you the estimate, runs the crew, and answers the phone when you have a question. One person is accountable from the first walk to the final inspection, and his name is on the company. Ask him and he will tell you straight: TPO commercial roofing is his favorite work.

Flat and low-slope roofs are the specialty

Most of our commercial work is TPO: a single-ply membrane, heat-welded at the seams, with a white surface that reflects the Florida sun instead of absorbing it. On a building that runs air conditioning eleven months a year, that reflectivity shows up on the power bill. We are GAF certified, and we install membranes with the details that decide whether a flat roof lasts: welded seams, correctly flashed curbs and penetrations, and drainage that actually drains.

Shingle, flat, or both on one building

Plenty of Central Florida commercial buildings mix systems: a pitched shingle roof over the storefront with a flat membrane section behind the parapet. Hiring separate contractors for each half is how details get missed at the transition, which is exactly where these roofs leak. We handle both systems under one contract, so the tie-in is one crew’s responsibility instead of two crews’ assumption.

Commercial repairs and re-roofs

Not every call is a full roof. We patch membrane punctures, re-weld failed seams, rebuild flashing around HVAC curbs, and clear up chronic leaks that other repairs have chased without catching. When the membrane is genuinely at the end of its life, we quote the re-roof honestly.

On re-roofs, there are usually two paths: a full tear-off, or a recover over the existing roof where the code and the condition of the deck allow it. A recover can save real money; it is also not always the right call. We tell you which one your building qualifies for and why, and you make the decision with the facts in front of you.

One owner, one point of contact

Commercial jobs live and die on coordination. Staging, dumpster placement, tear-off timing, tenant notice: we plan all of it with you before work starts, and you plan it with the person actually running the roof. No project manager relay, no waiting two days for an answer that has to travel through three people.

Commercial roofing questions, answered

TPO is a single-ply membrane used on flat and low-slope roofs. The rolls are heat-welded together into one continuous surface, and the white finish reflects sunlight, which helps with cooling costs in Florida. It has become the standard for commercial flat roofs here for both reasons.

In most cases, yes. We walk the staging and scheduling plan with you before the first material load arrives, so you know what is happening over your head and when, and your operation is part of how the job gets planned.

Yes. Seam repairs, punctures, flashing and curb work, and chronic leak tracing are all jobs we take. You do not need a full re-roof budget to get the owner on your roof.

Installed and flashed correctly, a TPO membrane typically serves somewhere in the range of 15 to 25 years here, depending on membrane thickness, drainage and how the roof is treated over its life. The install quality is the variable you control on day one, which is why the seams and details get our attention.
